  • Once buyers submit offers, Senior Care Real Estate will review all the offers and submit them to the Seller, after an offer is accepted, we move onto drafting a purchase contract for the transaction.
  • Due Diligence Period: Is usually between 30 to 60 days while in escrow. During this period the Buyer has the right to investigate the physical plant, review the financials. The buyer and their lender will also perform 3rd party studies such as an environmental study, building inspections. After the expiration of the due diligence period and the buyer  has removed all contingencies, should the buyer decide to move forward with the transaction,  the buyer’s deposit  then becomes non-refundable.
  • Closing the Transaction: In the final days of the transaction, the balance of the funds for closing are wired into escrow, the escrow company pays off all the lien holders and the balance is deposited to the seller’s account. Finally the new owners are recorded within the county as the new title holders and escrow is closed.

Direct offering memorandums and promotional materials are utilized to present the investment opportunity. Our investment professionals also match each listing with their personal databases and immediately contact qualified buyers whose requirements match the particular property. After specific investors are identified, a direct marketing campaign is initiated, followed by personal follow-up to all potential buyers.​
